Position Title: Leasing Agent
Reports to: Property Manager or Assistant Manager
FLSA: Non:exempt, hourly
Type of Position: Full Time
Experience: High school diploma or equivalent is required. Basic arithmetic, experience with computers (Word and Excel), Internet and email, and other relevant applications are required. Availability to work overtime as necessary to meet the company standards of customer service is required. A college degree or some college is preferred.
Skills/Knowledge: Thorough knowledge and implementation of MORGAN standards and procedures for property customer service and sales. In addition, the following are required:

Strong customer service representation.
Good organizational and verbal skills.
Assertiveness.
Ability to sell and promote the property.
Ability to read and write English fluently.
Ability to accurately perform basic to intermediate mathematical functions.

Essential Job Functions:
Interact directly with prospective and current residents to achieve maximum occupancy.
Responsible for the leasing process from introduction to the actual occupancy of the resident and maintains communication throughout the tenancy of the resident.
Tour and lease apartments and aggressively sell the products and service of the community to which they are assigned.
Assist with maintaining a high level of customer service. Respond to resident requests and help to minimize and resolve resident problems.
Assist with managing the day to day operations of the apartment community.
Work with Property Managers to direct the efforts of the on:site staff to ensure apartments are ready for move:in and are maintained in a satisfactory manner.
Maintain a professional and courteous attitude and to have initiative to learn from the Assistant and Property Manager all skills to lease apartment homes.
Stand up and greet client. Introduce yourself and ask their name as well.
Develop, refine and effectively implement excellent telephone and personal sales skills.
Ask prospective residents what they are looking for: number of bedrooms, price range, and square footage. Ascertain what amenities they prefer in a new apartment home.
Remember to COLLECT ALL FUNDS. You may be required to ask for money more than once.
Fill out a completed application (both front and back) and secure all required signatures.
Follow established policy and procedures in the qualification, screening and acceptance of applications for residency.
Verify applications; prepare resident files and all related paperwork. These documents must be submitted to the Property Manager within 48 hours of closing.
Be able to explain all lease documents to new and existing residents.
Walk apartment before move in to insure company standards.
Complete all paperwork and prepare lease. Obtain move in keys, remote and parking permit.
Maintain company customer service standards. Respond to resident requests and work with residents to resolve problems and complaints. Follow through to ensure issues are resolved. Use the Lease violations and Incident report forms to address these issues.
Answer the phone using a strong and professional greeting: "Thank you for calling Apartment Community, (name) speaking. How may I help you?". Paint "word pictures" to describe the community to future residents. Always ask for their name and telephone number (just in case you get disconnected). Ask them what they are looking for? What is important to them? Find out what they want in there new apartment home. Set an appointment with them. Remember to always use their name during the conversation.
Follow up with all your traffic and send them a 'Thank You' that day. Call the next day to see if they have found an apartment home.
